The characteristic of engineering and geological surveys for construction is given. The conceptual provisions of the comprehensive methodology of engineering studies and their optimization are highlighted. An approach to the development of the construction methodology is proposed on the basis of the combined technology of survey, design, construction and operational work as part of the Unified Organizational System. The main aspects of the application of BIM technologies and the patterns of transformation of the model as an object of management of a construction project at all stages of the life cycle are set out.
